Every response is structured JSON — designed from the ground up for machine consumption, not human dashboards. WHAT IT RETURNS Each market endpoint returns: - occupancy_rate — percentage of available nights booked - adr — average daily rate in USD - revpar — revenue per available room - demand_score — composite 0–100 signal combining occupancy, booking lead time, and listing activity - seasonality_index — current demand vs historical baseline - active_listings — total active STR listings in the market - period — start and end date of the current data period Nashville data is segmented by council district (District 1 through District 35). Austin data is segmented by ZIP code (78701 through 78759, 44 ZIP codes covered). ENDPOINTS GET /v1/market?neighbourhood=District+19 Single market lookup. Returns current period metrics for any Nashville district or Austin ZIP code. GET /v1/market/top?limit=10 Top markets ranked by demand score across both cities. GET /v1/markets/zip?zip=78702 ZIP code lookup for Austin. Nashville ZIP codes are mapped automatically to their constituent council districts. GET /v1/market/history?neighbourhood=District+19 Full historical record for a market — all available quarters with period-over-period trend calculations included. GET /v1/markets/list Paginated list of all covered markets across both cities. GET /v1/market/preview Public endpoint — no API key required. Returns the top Nashville market, top Austin market, and the overall runner-up. Safe to call from public-facing pages and demos. GET /v1/hospitality/openapi.json Full OpenAPI 3.0 spec at a stable, unauthenticated URL. Compatible with LangChain OpenAPIToolkit, n8n HTTP nodes, and any framework that auto-generates tools from a spec. BUILT FOR AGENT FRAMEWORKS The API is designed to be consumed by AI agents and automated pipelines — not humans browsing dashboards. LangChain: Load the OpenAPI spec via OpenAPIToolkit and auto-generate tool definitions. The demand_score field (0–100) gives LLMs a single comparable signal across all markets without requiring the agent to interpret raw occupancy numbers. n8n: Use the HTTP Request node with x-api-key header. All responses are flat JSON — no nested parsing required for the core metrics. OpenAI Function Calling / Agents SDK: Import the OpenAPI spec directly. Field names are consistent across all endpoints — the same schema whether you query Nashville or Austin. CrewAI / AutoGen / LlamaIndex: Any framework that can make an authenticated HTTP call works.
