About LedgerCat

LedgerCat is a small, fast Windows app for small landlords who just want to know: did this property make money this month? Rent in, expenses out, maintenance requests tracked, one screen that answers the question. One portable .exe, no installer, no account, no subscription, no cloud — your data is a single file on your own computer. It was built for a real landlord who was doing all of this in a pile of spreadsheets, and every feature came from that fight. If you manage one property or ten and resent paying $30 a month for software that mostly wants to upsell you, this stays out of your way. Properties & units. Tenant name and contact, rent, due day, security deposit, pet fee, late fee, lease end date. The dashboard warns you 60 days out when a lease is ending ("No lease endings in the next 60 days. The cat is calm." — the actual message). Unit sizes and counts are handled too, so a duplex or a row of storage units fits the same screen. Money In / Out. Record rent and expenses against a property and see the honest math at the top of the screen: this month in / out / profit, and the same for the whole year. Last month's rent shows in its own column, so a late payer is visible, not buried in a date sort. Previous-month unpaid rent is tracked explicitly, because "they paid, just late" and "they still owe me" are different rows. Maintenance requests. Log a request against a property with a description and status (Open / Done / Canceled, with cancel reason), plus days-left aging so nothing sits unseen. Everything is undoable. Deleted entries, properties, and requests go to a Deleted view instead of vanishing, and deleting a property keeps its past transactions (undo restores the link). The confirmation dialogs tell you exactly what's recoverable before you click. Notes and search. Every property carries a note field — gate codes, tenant quirks, "water heater replaced Oct 2024" — and one search box covers note text, category, property, and tenant. Import / Export, for real. CSV import for properties and transactions; export any table as CSV that opens clean in Excel or Google Sheets. A full JSON backup captures everything in one file, with backup/restore on the same tab. Leaving is always one click, because a tool that traps your data has stopped being a tool. Light and dark mode. One toggle, no settings dig. WHAT MAKES IT DIFFERENT 1. Your data never leaves your computer. No sign-up, no email, no telemetry, no "sync" that quietly uploads your tenants' names to a server you can't audit. Everything lives in a local database file the app will show you via an "Open data folder" button. Back it up by copying it. That's the whole sync story, and it's yours. 2. There is no pricing page. Free, including for commercial use. No free tier designed to annoy you into a subscription, no per-unit pricing, no card on file. Typical landlord-finance SaaS runs $20–50 per month forever; LedgerCat runs on electricity you've paid for. 3. Portable and auditable. A single self-contained .exe — no installer, no admin rights, no registry sprawl. Run it from a USB stick if you want. Every release ships a published SHA-256 checksum so you can verify the file you downloaded is the file that was built. Source is public on GitHub (github.com/Omega-Mc-Software/ledgercat), so "trust me" isn't part of the security model. 4. Built by iteration with a working landlord. Every screen exists because a real property owner hit a real wall: late payers hiding in date-sorted lists, lease renewals sneaking up, "simple" deletions eating history. Opinionated toward small landlords, not property managers with 500 doors — those already have software; this is for the other 99%. 5. Honest about what it isn't. Not a listing syndicator, not an e-signature platform, not a tenant-screening funnel — just bookkeeping and maintenance tracking, done small and sharp. The About tab lists one developer email, not a ticket queue. TECHNICAL BITS Native Windows app (C# / WinForms, .NET 8), self-contained single-file build for Windows 10/11 x64, SQLite storage, CSV and JSON interchange, no network access at runtime. Verify the checksum, double-click, and you're recording rent in under two minutes. Everything above is checkable: checksums published, source public, changelog on GitHub. If it breaks, email [email protected] — real address, answered by the developer.
